How do I do Cash Financing?

1 – Run a simulation

Enter your data and find out the value of the installment, term and other conditions to finance a property.

2nd - Credit analysis

Present the documentation to the bank correspondents or to the manager at the branch. It is at this point that Caixa identifies the possibilities for using your FGTS and the type of credit that is most suitable for you.

3rd - Engineering analysis

After analyzing the documents, Caixa goes to the property to assess the sale value and conditions of use.

4 - Signature of the contract

After engineering and credit approval, just go to the Caixa agency. With the signed contract, you can consult information through the Caixa Housing application or here through the website.

5 - Payment of installments

Over the period established in the contract, the monthly installments of the housing loan are paid. Count on the ease of direct debit or print the slips through the website or the Caixa Housing application.

Understand: TR, IPCA or Fixed Rate?

TR, IPCA or Fixed Rate: which one to choose?
Caixa provides housing financing modalities with two different correction factors: TR and IPCA. They monthly update the outstanding balance on the due date of the installments. The housing financing modality is also offered without correction, that is, with a Fixed Rate.

Comparative Charts

Understand how the variation in the amounts paid for the installment and the outstanding balance occurs in contracts that use TR or IPCA, in addition to fixed-rate contracts

Debt Balance Graph

According to current indices, in contracts with SAC amortization system, the value of the outstanding balance when the index is the TR or when the rate is pre-fixed, decreases equally (the green line overlaps the orange line) and faster than when using the IPCA. The results expressed by the graph are hypothetical given the uncertainties of the future variation of the IPCA and the TR.*

For the simulation of the graph, the following values were used:

Installment Value Graph

According to the current indices, in contracts with the SAC amortization system, the value of the installment that uses the TR as an index or the pre-fixed rate, decreases over time, while in contracts that use the IPCA, the value of the installment increases because undergoes the same IPCA correction applied to the balance. The results expressed by the graph are hypothetical given the uncertainties of the future variation of the IPCA and the TR, in the same way as the previous one.*

The outstanding balance is updated every month on the due date of the installments, therefore, the simulated installments will have monthly changes according to the correction factor.

Real Estate Credit with IPCA

Now you can finance your property using the Extended National Consumer Price Index (IPCA) as a factor for updating the outstanding balance of your contract. This is the new option Caixa offers in addition to TR. Interest rates will be available for contracting from 08/26 and vary from IPCA + 2.95% to IPCA + 4.95% pa

You can also use your FGTS

​Caixa housing credit is made by the Financial Housing System - SFH and is guaranteed by fiduciary alienation (i.e., the property is the loan guarantee itself).

The FGTS balance can be used to finance the property, one of the conditions being that the worker has at least 3 years of formal employment.
